Terms and Conditions

These Terms and Conditions (hereinafter referred to as the “Terms”) govern the use of the online platform ____ (hereinafter referred to as the “Platform” or the “Company”), which operates as a digital tool for the promotion, advertising, and management of short-term rental properties.

By registering, accessing, and/or using the Platform, the User declares that they have read, understood, and unconditionally accepted these Terms.

1. Definitions

  • Platform: The website and its subsystems, operating in a manner similar to booking platforms (e.g. Booking), without assuming responsibility for accommodation services.

  • Customer / Owner: Any natural or legal person who registers to list a property and use the Platform’s services.

  • Guest: Any third party who browses and/or makes a booking through the Platform.

  • Services: Advertising, management, technological, or other optional services provided by the Platform.

2. Purpose of the Platform

The Platform:

  • Provides digital space for property listings

  • Provides booking and management tools

  • Offers optional advertising and management services

❗ The Platform does NOT operate as a tourist accommodation, real estate agent, travel agency, or hosting provider, and bears no responsibility for accommodation, guest behavior, or owner conduct.

3. Subscription & Payments

  1. Use of the Platform is subject to an annual subscription, the cost of which is clearly displayed on the website.

  2. The subscription fee is paid in advance and is non-refundable.

  3. The subscription grants access to the Platform only and does not guarantee bookings or revenue.

4. Additional Services

Customers may optionally select:

  • Advertising promotion

  • Listing management

  • Booking support

These services:

  • Are provided upon selection

  • Are billed separately

  • Do not imply any responsibility or guarantee regarding occupancy, profits, or guest experience

5. Bookings – Disclaimer of Liability

  1. The Platform operates solely as a technological intermediary.

  2. The accommodation agreement is concluded exclusively between the Owner and the Guest.

  3. The Platform bears no responsibility for:

    • Cancellations

    • No-shows

    • Damages

    • Disputes between users

    • Quality of accommodation

6. Owner Obligations

The Owner declares that they:

  • Are the lawful owner or authorized manager of the property

  • Comply with applicable legislation

  • Provide accurate information and photographs

  • Bear exclusive responsibility for taxes, licenses, and declarations

7. Guest Obligations

The Guest:

  • Must comply with the accommodation’s terms

  • Is responsible for any damages caused

  • Agrees that any dispute shall be resolved directly with the Owner

8. Limitation of Liability

The Platform is not liable for:

  • Financial losses

  • Loss of profits

  • Technical errors

  • Service interruptions

Use of the Platform is at the User’s sole responsibility.

9. Intellectual Property Rights

All content on the Platform constitutes the intellectual property of the Company.

10. Amendment of Terms

The Company reserves the right to amend these Terms at any time. Continued use of the Platform constitutes acceptance of such amendments.

11. Governing Law – Jurisdiction

These Terms are governed by Greek Law. The competent courts shall be those of ____.

12. Acceptance of Terms
